Here’s what this week’s 30A real estate market data shows: condos had a strong year, but momentum is visibly cooling month over month — while homes just keep accelerating. Last 30 days (16 condo sales), median prices:
- Original asking price: $1,042,000
- Final asking price: $1,022,000
- Sold price: $975,000
- Median days on market: 66 days
The median sale ultimately closed at 94.9% of the original asking price — but look at where that concession happened. The seller’s initial adjustment was small: $1.042M down to $1.022M, only about a 2% move. The bigger adjustment came during the final negotiation with the buyer — final ask of $1.022M down to a $975K sale, nearly 5% given up at the table.
What Is The Market is Signaling?
Here’s the simple version: sellers aren’t losing the sale because their price was too high. They’re losing it if they won’t budge once a real buyer is standing in front of them.
Think about it this way. If buyers thought these prices were crazy, sellers would have to slash the price just to get anyone to look — before an offer ever came in. That’s not happening. Sellers only moved the price about 2% before getting serious interest. So the starting price wasn’t the problem.
The real give-and-take happens later, once someone’s actually ready to buy. That’s when the price drops the most — almost 5%. In plain terms: buyers are willing to look at a home priced where it’s listed, but once they’re serious, they expect the seller to come down. And on 30A right now, sellers are doing exactly that.
What that means for you:
- If you’re selling: Don’t panic and cut your price before you’ve even had a real buyer. The issue usually isn’t your number — it’s whether you’re ready to knock off around 5% once someone’s genuinely interested. Holding firm at that point is more likely to leave your place sitting for months than it is to protect your price.
- If you’re buying: You don’t need to insult the seller with a lowball offer just to “see what happens.” The numbers show sellers are already willing to come down a real amount once you’re at the table — you don’t have to play games to get there.

Buyers have real negotiating room, and it shows up specifically at the table, not before it. For sellers: get close enough to attract a buyer, then come prepared to give up ~5% when they’re serious. For buyers: recent sales show sellers are willing to make a real deal once you’re actually at the table — you don’t need to lowball to get there.

Where condos are cooling, homes just keep accelerating.

What This Is Signaling
With homes, it’s basically the opposite story from condos. Sellers are doing their negotiating early, not late.
A seller lists a home, doesn’t get much interest, and drops the price by about $44,000 before a serious buyer ever comes along. That’s the seller reading the room and adjusting on their own. But once a real buyer shows up and they’re negotiating over a home that’s already priced sensibly, the buyer only manages to knock off about $16,000 more. Not much room left at that point.
So the real negotiating already happened — it just happened between the seller and the market, not between the seller and the buyer.
What that means for you:
- If you’re selling: Price it right the first time, or be ready to make one real adjustment if it’s not getting attention. Once you’ve made that move and priced it where buyers are actually looking, you don’t need to worry about getting picked apart at the negotiating table — the numbers show you can hold pretty firm from there.
- If you’re buying: Don’t expect a home that’s been sitting and got repriced to bend much further once you’re negotiating. The seller already did their giving. Your best leverage is earlier — pointing to the original ask, days on market, or comparable sales — not haggling hard once they’ve already adjusted to a realistic number.

For sellers: adjust once if the market’s telling you to, then hold your ground. For buyers: your leverage is strongest while a home is still overpriced and searching for the right number — once a seller has already adjusted, there’s less room left to negotiate.
