Here’s what this week’s Destin real estate market data shows: condo sellers are already adjusting to price pressure, while home sellers are still holding their ground — for now. The same building-specific caveat from this week’s lesson on reading real estate market signals applies to every number below.

Sellers are having to lower their price at least once before getting an offer that leads to a closing.
Last 30 days (98 condo sales), median prices:
- Original asking price: $485,000
- Final asking price: $472,000
- Sold price: $445,000
That means the median sale ultimately closed at 94.5% of the original asking price. Broken out by price tier, buyers negotiated below the final asking price fairly consistently across the board:
- Under $500K: ~95% of final list
- $500K–$750K: ~96%
- $750K+: ~96%
What is the Market Signaling?
This is price discovery happening in real time: the seller starts with an expectation, buyers respond, the seller adjusts, and eventually buyer and seller find the price where a transaction happens. But there’s a catch — you have to start close enough to the market to get buyers engaged in the first place. Price too far off, and you may never get the showings or offers that tell you where the market actually is. The goal isn’t pricing perfectly on day one; it’s pricing close enough to generate interest and offers so the price-discovery process can happen at all. You can’t negotiate with a buyer who never shows up.
Who has leverage? Buyers.
Sellers are getting deals done, but the numbers show buyers have real room to negotiate.
For sellers: pricing matters from day one — start too high and you can end up in no man’s land; get close enough to attract buyers, then be ready to negotiate when one shows up.
For buyers: don’t assume the asking price is the market price.

Looking at the 59 Destin-area houses sold over the past 30 days, the median home told a similar story — but with an important twist.
Last 30 days (59 home sales), median prices:
- Original asking price: $999,000
- Final asking price: $950,000
- Sold price: $925,000
The median home ultimately sold for 92.9% of its original asking price — but negotiating leverage wasn’t evenly distributed. Buyers paid, by price tier:
- Under $750K: ~97% of final asking
- $750K–$1M: ~96%
- $1M+: ~93%
What is the Market Signaling?
The higher the price, the more negotiating room buyers get. There’s plenty of demand for expensive Destin houses — 25 homes above $1 million sold in just the past 30 days — but those buyers aren’t simply accepting sellers’ asking prices. The average $1M+ sale closed about $138,000 below its final asking price. High demand isn’t the same as no leverage: the median $1M+ seller started at $999K, moved to $950K, and ultimately found their buyer at $925K.

For sellers: demand is there, particularly for the right property, and below $750K sellers are getting relatively close to their final asking prices. For buyers: negotiating leverage increases as prices rise — above $1M, recent buyers have gotten meaningfully more room.

- Condo seller expectations — do sellers start bringing new listings to market closer to where transactions are actually getting done? If original asking prices move closer to closed prices, that’s an early sign expectations are adjusting.
- Home seller expectations — The $1 million home line — there are plenty of buyers above $1M, but also plenty of seller competition for them. If $1M+ homes keep requiring larger concessions, that could eventually push sellers to price new listings lower from the start.
