What the Leading Price Indicator Is Telling Us Now

Here’s what this week’s Destin real estate market data shows: buyers are stepping up their activity in both condos and homes — pending sales are up noticeably from just a week ago — but supply is still growing faster than demand can absorb it, so buyers keep the edge for now. The same buy-sell-or-hold thinking covered in this week’s overview applies directly here: knowing whether leverage is moving your way should shape your next move, not just today’s snapshot.

Destin Condos

Sellers are having to lower their price at least once before getting an offer that leads to a closing.

Last 30 days:

  • 87 condos sold
  • Median list price: $500,000
  • Median sold price: $500,000
  • Days on market: 103
  • Sale-to-list ratio: 91.92%
  • New listings: 155
  • 1,015 active condos — roughly 11.7 months of inventory at the current sales pace

Week-over-week comparison:

  • This week: 155 new → 86 pending → 87 sold
  • Last week: 150 new → 73 pending → 82 sold

    What This Is Signaling?

Here’s the encouraging part: pending sales jumped from 73 to 86 in just a week. Buyers are clearly engaging more than they were seven days ago.

But don’t mistake that for sellers getting their power back. Closed condos still sold for about 92% of their original asking price, and with 155 new listings arriving against only 87 sales, there’s now nearly a full year of inventory sitting on the market. More buyers showing up usually pushes prices up — that’s not happening here, because supply keeps growing right alongside demand.

There’s a number worth watching closely: the median new listing jumped from $449,950 last week to $475,000 this week — a 5.6% increase in a single week. Last week, that low new-listing price was a signal that sellers were already pricing in buyer pressure. This week’s jump suggests some sellers may be testing whether they can ask for more, now that buyer activity is picking up. Whether that holds or buyers push back is exactly the kind of thing worth watching over the next few weeks.

    What that means for you:

    • If you’re selling: Don’t price based on what other sellers are asking — pay attention to where buyers are actually making deals. The market’s already telling you where that number is.
    • If you’re buying: You have real choices and real negotiating room. But don’t assume every seller has to make a deal — the best-priced properties can still attract serious competition.

    Who has leverage? Leaning Buyers.

Buyers are clearly interested — pending activity proves it — but with new listings still outpacing sales and closed prices running about 8% below original ask, sellers haven’t gotten their advantage back yet.

    Destin Homes

    Last 30 days

    • 52 homes sold
    • Median list price: $922,400
    • Median sold price: $892,500
    • Days on market: 110
    • Sale-to-list ratio: 89.15%
    • New listings: 85

    Week-over-week comparison:

    • This week: 85 new → 67 pending → 52 sold
    • Last week: 82 new → 57 pending → 49 sold

    What is the Market Signaling?

Homes are telling a more encouraging demand story than condos right now. Pending sales climbed from 57 to 67 in a week, and closings ticked up from 49 to 52. That’s real, visible buyer activity increasing.

But buyers aren’t writing blank checks. Recent sales closed at only about 89% of original asking price, and homes are still taking roughly 110 days to sell. The lesson here is simple: buyers are willing to act, but only once the price is right.

The real story is in the ratio between new listings and buyer response. This week, 85 new homes came to market against 67 pending — a much tighter relationship than condos, where 155 new listings only generated 86 pendings. And it’s improving: last week’s ratio was 82 new to 57 pending; this week it’s 85 new to 67 pending. If that trend keeps going — pending activity climbing while new listings stay roughly flat — that’s a real sign buyers are starting to absorb the available supply. That’s usually the first step before leverage starts shifting toward sellers.

    What that means for you:

    • If you’re selling: Buyers are looking, and pending activity is genuinely improving. But they’re price-sensitive — starting too far above the market can still mean months of sitting and a big eventual price cut.
    • If you’re buying: You still have negotiating room, especially on homes that started high or have been sitting a while. But with pending activity climbing, well-positioned homes are finding buyers faster than they were a week ago — don’t wait too long on the right one.

Who has leverage?  Mixed, Leaning Buyer.

Buyers still have real negotiating power, but the gap between new listings and pending activity is closing faster here than in condos — this market is closer to shifting than the condo side is.

    What We’re Watching Next

Condo new-listing pricing — does the jump from $449,950 to $475,000 hold, or was it a one-week blip? If sellers keep testing higher prices while pendings stay below new-listing volume, that tension is worth tracking closely.

Whether pending activity keeps climbing — both condos (73→86) and homes (57→67) saw real week-over-week gains. Is this the start of a stronger fall buying cycle, or normal noise in a rolling 30-day window? A second or third week of the same trend would make it much more convincing.

The home supply-demand gap — homes are closing in on balance faster than condos. If new listings stay flat while pendings keep rising, that’s the clearest early signal of leverage actually shifting toward sellers.

Keeping your investment strategy safe and on track is what we do.

Bottom Line for Destin Real Estate

Both condos and homes showed real, visible improvement in buyer activity this week — pending sales are up meaningfully in just seven days. But supply is still ahead of demand in both segments, more so for condos (11.7 months of inventory) than homes, where new listings and pending activity are much closer to balanced. As this week’s overview lays out, the right move always comes back to what you’re trying to accomplish — but if you’re watching for the moment buyer and seller leverage starts to change hands, homes look closer to that tipping point than condos do right now.
