What the Leading Price Indicator Is Telling Us Now

Here’s what this week’s 30A real estate market data shows: buyers still have the upper hand on both condos and homes, but the gap is narrower than the headline inventory numbers suggest — closed sales on both sides are landing close to final asking price, and homes are seeing real transaction momentum build week over week. The same buy-sell-or-hold thinking covered in this week’s overview applies directly here: knowing whether leverage is moving your way should shape your next move, not just today’s snapshot.

30A Condos

Last 30 days:

  • 19 condos sold
  • Median list price: $1,250,000
  • Median sold price: $1,100,000
  • Days on market: 105
  • Sale-to-list ratio: 95.3%
  • New listings: 33
  • 180 active condos — roughly 9.5 months of inventory at the current sales pace

What We’re Watching (this 30-day window):

  • 33 new → 22 pending → 19 sold

What Is The Market is Signaling?

There’s a real gap between how much inventory is sitting out there and how quickly it’s moving — 180 active condos against just 19 sales in the last 30 days works out to roughly 9.5 months of supply. That’s a buyer’s market by almost any measure.

But 22 condos also went pending in that same window, so buyers haven’t disappeared — they’re just being selective. And here’s the part worth paying attention to: once a deal actually gets negotiated, closed sales averaged 95.3% of final asking price. Buyers and sellers aren’t nearly as far apart as the raw inventory numbers make it look. The real challenge for sellers isn’t convincing a buyer to pay close to ask — it’s getting positioned well enough to attract that buyer in the first place.

What that means for you:

  • If you’re selling: Don’t compete with the highest asking price in your building. Compete for the buyer. With 9.5 months of inventory at the current pace, getting positioned correctly matters more than holding out for a number.
  • If you’re buying: You have choices, time, and negotiating room — particularly on properties that have accumulated market time. But once a seller gets realistic on price, the final negotiation may not leave as much room as the broader inventory numbers suggest.

Who Has Leverage?  Mixed, Leaning Buyer

Buyers have choices, time, and negotiating leverage because inventory remains substantial and properties are taking more than three months to sell. But sellers aren’t powerless — there are more pending sales than closed sales in this window, and completed transactions are averaging about 95% of final asking price.

30A Homes

Last 30 days:

  • 88 homes sold
  • Median list price: $1,867,500
  • Median sold price: $1,770,000
  • Days on market: 95
  • Sale-to-list ratio: 95.86%
  • New listings: 172
  • 711 active homes — roughly 8.1 months of inventory at the current sales pace

Week-over-week comparison:

  • Sold: 79 → 88
  • Pending: 79 → 82
  • New listings: 154 → 172

What This Is Signaling

There are plenty of buyers on the 30A home side — but there’s even more competition for them. Closings climbed from 79 to 88 and pendings from 79 to 82 in a week, which is genuinely healthy transaction activity.

The problem for sellers is supply. New listings jumped from 154 to 172, and there are now 711 homes on the market — roughly 8.1 months of inventory at the current pace, assuming no additional sellers come on. With nearly two new listings arriving for every home that sold, buyers don’t have to chase a bad deal. They can wait for the right one.

There’s a second signal worth watching closely: the median home currently for sale on 30A is asking $2.075 million, but the median home that just came on the market is asking about $1.944 million — roughly $131,000 less. That doesn’t necessarily mean prices are falling; the mix of homes coming to market shifts from month to month. But it could mean new sellers are paying closer attention to what buyers will actually pay, and pricing accordingly from the start.

What that means for you:

  • If you’re selling: You’re competing for the buyer, not just listing a price and waiting. Recent sales averaged about 92.7% of original asking price, so starting too high can mean giving that difference back later. Positioning correctly from the beginning matters.
  • If you’re buying: You have options and real negotiating leverage. But don’t confuse a lot of inventory with an absence of competition — there’s plenty of it, and well-positioned homes are still finding ready, willing, and able buyers.

Who has leverage? Leaning Buyer.

Buyers have a lot of choices and negotiating room, but this isn’t a market without competition — 88 closings and 82 pendings in 30 days tell us transactions are getting done at a healthy clip.

What We’re Watching Next

  • Whether condo pending activity keeps outpacing new listings. Right now it’s 33 new → 22 pending → 19 sold. If pending activity holds above the recent closing pace while new listings slow, active inventory could start getting absorbed and some of today’s buyer leverage could erode. If new listings keep exceeding pendings, buyers should retain the advantage.
  • Whether new-listing pricing on homes keeps trending below current inventory. The median new home listing is now about $131,000 below the median home currently for sale. If those homes start selling faster, that’s a real answer on whether sellers are getting more realistic.
  • Home transaction momentum. Sales (79→88) and pendings (79→82) both climbed in a single week. A second week of the same trend would make this look like a genuine shift rather than normal noise in a rolling 30-day window.
Keeping your investment strategy safe and on track is what we do.

Bottom Line for 30A Real Estate

Buyers have the edge in both 30A condos and homes right now, but the newest sellers in each segment are behaving very differently. Condo sellers are still testing higher prices, betting buyers will pay up for the right property. Home sellers already seem to be pricing in the buyer’s advantage, coming to market well below existing inventory. As this week’s overview lays out, knowing who has leverage — and watching for the moment that leverage starts shifting — is exactly what determines whether you’re negotiating from strength or catching up to where the market already is.
