Here’s what this week’s Panama City Beach real estate market data shows: buyers have the edge in both condos and homes right now, and the clearest signal in the whole report is what happened when condo sellers started cutting list prices — transactions didn’t just tick up, they surged. Buyers are back in PCB — and they’re staying disciplined on price.
Year to date:
- Condo sales up 28.5% — 659 sold vs. 513 last year
- Median sales price down 1.4%, from $370,000 to $365,000
- New listings down 11.7%
Right now:
- Nearly 1,000 condos for sale, median 177 days on market
Here’s the most important signal in this week’s report: seller expectations are visibly adjusting, and buyers are responding fast.
Median list price has fallen from $395,000 in 2025 to $377,000 in 2026 — down 4.6% year over year. But look at the month-by-month pace of that adjustment: list prices fell 8.2% in May, 16.0% in June, and just 1.1% in July. At the exact same time, transactions accelerated — up 20.5% in May, 39.4% in June, and 55.2% in July. As sellers cut price, buyers showed up in bigger numbers, faster.
Who has leverage? Buyers — but this isn’t a weak market.
Transaction volume is up 28.5%; buyers aren’t sitting on the sidelines waiting for a crash, they’re actively buying. But with nearly 1,000 condos available, long days on market, and median prices still slightly below last year, sellers have to compete for those buyers. Sellers who recognize that and price accordingly are the ones getting deals done.

More homes are selling in PCB — but for less than sellers are asking.
Year to date:
- Home sales up 10.8% — 635 sold vs. 573 last year
- Median sales price down 3.7%, from $490,000 to $472,000
- New listing volume essentially flat; median list price up 1.5%
Right now:
- 558 homes for sale, median 133 days on market
Who has leverage? Buyers — but not overwhelmingly.
Demand is real at 10.8% sales growth, but prices are down, inventory remains substantial, homes take a median 133 days to sell, and recent sales are closing around 95% of list price. Buyers have choices, and they’re using that leverage to negotiate.
