Here’s what this week’s Destin real estate market data shows: condo sellers are already adjusting to price pressure, while home sellers are still holding their ground — for now. Destin Condos
Buyers are still buying — but they’re being selective about price, and sellers are starting to notice.
Year to date:
- 611 condos sold vs. 613 last year — essentially flat
- Median sales price down 6.9%, from $505,000 to $470,000
Right now:
- 1,024 condos currently for sale, median 178 days on market
Last 30 days:
- 138 new listings came to market, 100 condos closed
Here’s the clearest signal in the data: current list price sits at a $500,000 median, new listings are coming in at $492,500, and pending listings are at $475,000. These aren’t necessarily comparable properties, so it’s worth being careful reading too much into the exact gap — but combined with long days on market and lower closed prices, the message is clear: some sellers are already bending to price pressure.
Who has leverage? Buyers. Plenty of choices, long time to sell, and median closed prices down 6.9% year over year all point the same way. But this is the overall Destin condo market signal — not necessarily what your specific building is telling you. A desirable building with limited inventory could be sending a completely different signal.

Destin Homes
Destin home buyers are back — and unlike condos, this market is seeing both more transactions and higher prices at the same time.
Year to date:
- Sales up 18.9%
- Median sales price up 17.6% to $1,087,500
Demand has strengthened significantly here. But there’s a wrinkle worth watching: median list price is actually down 6.7% YTD — seller expectations are moving in the opposite direction of closed-sale prices.
Who has leverage? Seller-leaning.
Stronger transaction volume and higher closed prices favor sellers. But with 452 active homes, a median 154 days on market, and recent sales closing around 94% of list price, buyers still have real negotiating room. And just like the condo signal above — that’s the Destin-area house signal overall, not necessarily your particular neighborhood or property.

- Condo transaction volume — June and July sales were down 27.4% and 13.7% year over year. Does that weakness continue, or do buyers start absorbing more inventory?
- Condo seller expectations — new listings are coming to market at a slightly lower median price than overall active inventory. Does that trend continue?
- Condo buyer response — if better-priced condos start going pending faster, that’s an early sign we may be close to the next price shift. Closed prices will ultimately confirm it.
- Home seller expectations — median list price is down 6.7% YTD even as closed prices climb 17.6%. Does that gap close, or keep widening?
