Homes are a different story, split not by property type but by price: below $750K favors sellers, above it favors buyers. Here’s the data behind both.

Panama City Beach Condos
There are plenty of buyers out there — there are just even more condos competing for them.
Right now:
- Nearly 1,000 condos currently for sale
- Days on market by outcome: Active ~180 · Sold 119 · Pending 164 (to contract) · Expired 299
- Median asking price: $375,000 active vs. roughly $350,000 for pending and recently sold condos
Last 30 days:
- 83 condos sold, 67 went pending That’s roughly 12 condos listed for every one sold last month
These aren’t necessarily comparable properties, but the signal is clear: buyers are gravitating toward lower-priced inventory, and sellers are the ones who have to compete. It gets tougher further up the price range too — in the $500K–$749K band alone, 209 condos are competing for buyers, with average market time approaching six months.
Who has leverage? Buyers
Nearly 1,000 available condos, long market times, and active asking prices sitting above what’s actually pending or selling all point the same direction. This is the market-wide signal, not a guarantee in every building — a highly desirable Gulf-front unit with little competing inventory could behave completely differently. But overall, buyers have the advantage.

Panama City Beach Homes
Buyers are active here too — 556 houses are on the market, and the last 30 days saw real movement. But that activity isn’t spread evenly across price points.
Right now:
- 556 houses listed
- Current inventory averaging 134 days on market, vs. 91 days for homes that sold
- Homes below $750K make up 63% of inventory but accounted for 84% of recent sales
Last 30 days:
- 92 homes sold, 96 went pending
That 63%-vs-84% gap is the story: homes under $750K are capturing a disproportionate share of buyer activity, while higher-priced inventory accumulates. The higher the price, the harder sellers have to compete for the buyer.
Who has leverage? Mixed — it’s price-specific.
Below $750K, healthy sales and pending activity give sellers real support. Above $750K, buyers have considerably more choice relative to recent sales. The price point itself is what determines who has the edge — not the market as a whole.
