What the Leading Price Indicator Is Telling Us Now

Here’s what this week’s Destin real estate market data is telling us: condos and homes are moving in opposite directions right now — condos favor buyers, while homes still lean toward sellers. Below is what the data shows, and why the divide matters for anyone buying, selling, or holding property here.

Destin Condos

Condos are still selling in Destin, but demand isn’t growing.

Year to date:

  • 611 condos sold vs. 613 last year — essentially flat
  • Median sales price down 6.9% to $470,000

Right now:

  • 1,030 condos listed, averaging 187 days on market
  • Days on market by outcome: Sold 104 · Pending 127 · Still Active 187 · Cancelled 231 · Expired 270

Last 30 days:

  • 90 sold, 67 under contract, against 1,030 listed — roughly 11 listings for every sale

That 104-to-270-day gap between sold and expired listings isn’t noise — it’s the market separating what buyers will accept from what they won’t. Price matters most, but building, condition, view, rental performance, HOA fees, assessments, and SIRS results all factor in.

Who has leverage? Buyers.

Over 1,000 condos are competing for buyers, prices are down 6.9%, and much of that inventory has been sitting for months — giving buyers choice, patience, and room to negotiate. The exception: a buyer can have leverage market-wide and still have little in a specific building, if that building is in demand with tight inventory.

Destin Houses

Destin-area houses look strong on paper, but the current picture is more nuanced.

Year to date:

  • Sales up 18.9%
  • Median sales price up 17.6% to $1,087,500

Right now:

  • 446 houses listed, averaging 158 days on market
  • 60%+ of those homes priced at $1 million or more

Last 30 days:

  • 64 sold, 49 under contract

There’s a dividing line around $1 million: only 38% of listings sit below it, but they accounted for 56% of last month’s sales. Homes under $1 million are moving noticeably better — above $1 million, more homes are competing for fewer buyers, giving those buyers more room to negotiate. That upper tier specifically: 278 homes listed, averaging 187 days on market.

Who has leverage? Seller-leaning — but not unlimited.

Rising sales and higher closed prices favor sellers, but buyers still have 446 homes to choose from, with the average listing sitting over five months. Worth watching: closed-sale prices are climbing while median list price is down 6.7% year to date — sellers are already adjusting expectations even as recent sales run strong. If that gap widens, it could signal a leverage shift before it shows up in closed prices.

Rather than focus on what happened months ago, we’re watching whether median list prices begin moving meaningfully positive or negative — historically one of the earliest clues about where prices head next. Specifically: which properties are buyers actually choosing, which price ranges are generating contracts, and which buildings or neighborhoods are moving faster than the overall market.

Condos and homes are telling two different stories this week. Condos are a buyer’s market — oversupplied, sitting longer, and priced lower than a year ago. Homes still lean toward sellers thanks to rising sales and prices, but the $1 million dividing line shows that leverage even within the home market depends heavily on price point.
