Here’s what this week’s 30A real estate market data is telling us: unlike Destin, 30A doesn’t split cleanly into a buyer’s market or a seller’s market — for both condos and homes, the honest answer is “it depends on the specific building.” Here’s the data behind that, and what to watch for if you own or are considering property here.

30A Condos
Buyers aren’t waiting for the whole 30A condo market to improve — they’re already acting when they find the right condo at terms they’ll accept.
Right now:
- 187 condos listed
- Days on market by outcome: Sold 106 · Pending 119 · Still Active 169 · Expired 295
Last 30 days:
- 23 condos went under contract, averaging 119 days to get there
- 18 condos closed
Demand is real, and 30A condos have had a strong year overall — but that strength isn’t shared equally across every building. Some condos are attracting offers while others just sit. The challenge for sellers isn’t finding a buyer; it’s making sure their condo is one of the properties buyers are actually choosing.
Who has leverage? Mixed — it’s building-specific.
Strong sales and rising prices favor sellers overall, but 187 active listings averaging 169 days on market give buyers plenty of choices too. Even the $1M+ segment is selling reasonably well, so price alone isn’t deciding who wins. The real question: which buildings are moving, and which aren’t?

30A Homes
The $1M+ segment of the 30A home market has real demand — but also real competition.
Right now:
- 707 homes listed, of which 600 are priced $1M or more
- Median asking price by status: Active $2.175M · Pending $1.875M · Recently Sold $1.695M
Last 30 days:
- Roughly 8.3 active $1M+ listings for every $1M+ home that sold
- Below $1M, roughly 3.3 active listings for every recent sale — a meaningfully tighter ratio
That gap between the $2.175M median asking price and the $1.695M median sold price is worth watching. These aren’t apples-to-apples comparisons — different homes at different stages — but if that gap holds, something eventually has to give: buyers move up, sellers adjust, or inventory keeps piling up.
Who has leverage? Mixed — it’s property-specific.
Sellers benefit from real demand, but 707 homes for sale gives buyers plenty of alternatives. The best homes, properly priced, can command real seller leverage. Overpriced or less competitive ones hand that leverage right back to the buyer. Bottom line: the property decides who has leverage here, not the market as a whole.

- High-end inventory — with 600 homes asking $1M+, does demand keep pace, or does it start piling up?
- Seller expectations — active listings ask $2.175M median vs. $1.695M sold. If that gap holds instead of narrowing, that’s an early signal on leverage.

That’s what the 30A real estate market is telling us this week: it doesn’t hand leverage to one side across the board the way Destin does — it hands leverage to whichever property is actually priced and positioned to compete. A well-priced condo in the right building, or a home priced closer to where buyers are actually transacting, can still command real leverage. An overpriced one, in a market with 187 condos and 707 homes to choose from, gives that leverage right back to the buyer. Know which one you’re holding before you price it.
