We want every guest to feel like they’re the first guest to ever stay in the property. We want them to leave with memories they’ll talk about for years — because we’re all competing for the same customers, whether we’re renting a house or selling one.

How Do You Know Who You’re Actually Competing For?

Take Key Lime Cottage, our beach house in Destin. It’s two blocks from the beach and it crushes with rental income because we know exactly who we’re trying to attract: families — parents, kids, and grandparents spending a week together.

My daughter manages the property, and she’s constantly thinking about that guest experience. Recently she hand-painted little key lime characters and hid them throughout the house — because she knew kids would love looking for them. And they do. Kids run through the house trying to find them, parents take pictures, and it becomes another reason a family picks our house over the hundreds of other vacation rentals they could have chosen. Should you go paint little characters all over your own house or condo? Probably not — that’s not the lesson. The lesson is to ask: what would make MY customer choose my property instead of the competition? Then give them more of that.

A Few Things That Make “Caring More” Work

After more than 100 vacation rentals under management contract and selling more than 1,500 properties, we’ve seen beautiful properties underperform and fairly ordinary properties punch way above their weight. The difference usually isn’t something big — it’s a bunch of little things done well, all the time.

Make it immaculate. “Almost clean” is dirty. Your guest doesn’t care that the cleaner had six turns that day — the hair they found in the shower just became part of their opinion of your property.

Keep it tight. A loose toilet seat, a burned-out lightbulb, a TV remote with dead batteries — little things that create big headaches for guests. Don’t wait until the end of the season to catch them; your property manager, cleaner, and maintenance people need to be checking at every turn.

Don’t let your property get tired. That 32-inch TV from 2012 may still work, but your renter doesn’t want it. They want fresh paint, comfortable bedding, current furniture, and a big smart TV. You don’t need to chase every design trend, but there’s a big difference between timeless and tired — and your guests see all of it in your photos before they ever walk through the front door. Look old and tired, and you lose the booking. Look fresh online but tired in person, and you lose to bad reviews.

Build the amenities your customers actually want. Don’t add an amenity because someone on Facebook said vacation rentals need it — ask what your customer wants. At Key Lime Cottage we’re targeting families, so we have a pool, hot tub, putting green, and outdoor living spaces families can enjoy together. The key lime scavenger hunt is just another example. Your target customer may look completely different — design for them.

Stay in your own property — as a renter, not the owner. Follow your own check-in instructions. Cook dinner. Connect to the Wi-Fi. Watch the TV. Sleep in the beds. Take a shower. Sit outside. Try to charge everyone’s phones. Then ask: what’s annoying? What’s tired? What’s missing? What would make this better? You’ll learn more about your property in two nights than in six months of owner statements.

Read reviews on social media — not just yours. Read your competitors’ reviews too. Look for what guests and buyers rave about, what pictures they post, and what they complain about. Your renters are literally telling you what they want and don’t want. That’s free market research, and it applies to understanding buyers as well.

Why All of This Matters

These aren’t isolated little things — they feed each other in an escalating loop:

Better Property → Better Experience → Better Reviews → More Demand → Better Rental Performance → More Attractive Investment

And it runs in the opposite direction too. Neglect a property and expect bad reviews, falling demand, price competition, weaker rental numbers — and it will bite you again when an investor evaluates the property for purchase. Investors aren’t just looking at bedrooms, bathrooms, and square footage anymore. They’re looking at the business attached to the real estate: rental history, bookings, reviews, condition, amenities, reputation.

That’s why caring more isn’t just about being a good host. It’s an investment strategy. Every one of those “little things” — cleanliness, amenities, staying ahead of what’s tired — is really just a lever for higher vacation rental income and a stronger asset when it’s time to sell.

Renters Choose. Buyers Choose.

The same feedback process happens when you decide to sell. A seller sets a price. Buyers respond with showings and offers — or they don’t respond at all. The property goes under contract, or it sits. The seller adjusts. A buyer responds. A contract happens. A sale closes. And that sale becomes price confirmation for the next buyer and seller.

Every action creates information, and that information shapes what happens next. The market is constantly communicating — our job is to pay attention.
