Buyers are back in PCB — and they’re staying disciplined on price.

What Is The Market Signaling?

Buyer demand hasn’t disappeared — 76 condos went pending against 75 that closed in the same window. But the challenge for sellers is competition: 130 new listings hit the market, and there are currently 985 active condos to choose from. When deals do get done, sellers are giving real ground — closed sales averaged about 91.3% of original asking price.

In plain terms: buyers are buying, they just don’t have to chase anything right now.

Here’s the number worth watching: the median new condo listing is priced at $369,450, against $375,000 for existing active listings — only about a $5,500 gap. That’s a tell that prices are still softening, but only barely. Not a lot, but still moving in one direction. With closed condos already selling at 91.3% of original ask, the real question is whether new sellers start pricing to where buyers actually are, or whether they follow existing asking prices and end up adjusting later anyway.

What That Means For You:

  • If you’re selling: You’re competing against a lot of inventory, so pricing off what other sellers are asking is risky — the closed-sale numbers show buyers are already negotiating deep discounts off the original list price.
  • If you’re buying: You have choices, time, and real negotiating room. But 76 pending sales tell you good opportunities are still getting picked off — leverage doesn’t mean waiting forever if you find something priced right.

What Is The Market Signaling?

Buyer activity is strong here too — the number that really jumps out is 112 pending sales against just 80 closings. Buyers are clearly active. But sellers aren’t necessarily getting their price: closed homes averaged about 91.7% of original asking, meaning real negotiating is happening before deals get done. With 118 new listings hitting the market, buyers continue to have plenty of choices too.

The forward-looking signal: the median new listing is priced at $569,450, versus $625,000 for existing active inventory — roughly $55,000 lower. That doesn’t prove individual sellers are lowering their expectations — the mix of homes coming to market can shift the median on its own — but it’s a signal worth following. If that gap holds while pending activity stays strong, it suggests new sellers are adapting to what buyers are already telling the market, and finding the right price earlier than the sellers who’ve been sitting active for a while.

What that means for you:

  • If you’re selling: Listen to the market early. If your home isn’t getting traction, be willing to make one real adjustment rather than waiting it out. Once you’re priced where buyers are actually looking, you’re in a stronger position to hold firm when an offer comes in.
  • If you’re buying: Your best leverage is with a home that hasn’t adjusted yet — one that’s still sitting at its original price with no bites. Once a seller has already come down to a realistic number, don’t expect a lot more room at the table.

Buyers have the edge in both PCB condos and PCB homes right now — but the condo market gives us the clearest real-time proof of how that leverage actually plays out: as sellers cut prices through May and June, transaction volume surged right alongside it. Homes haven’t shown that same seller discipline yet — list prices are still creeping up even as sold prices fall — which is exactly the kind of gap this week’s lesson says to watch for. The area-wide numbers tell you which way the wind is blowing; your specific building or neighborhood tells you whether it’s actually reaching your property.
