Destin Real Estate: What A Leading Price Indicator Is Telling Us Now
Today, our leading indicator — Year-over-Year Median List Price Change — is sending two very different messages in Destin: one for condos, one for homes. Here’s what the numbers show, and what it means if you’re buying, selling, or holding.

Destin Condos
This chart goes back almost 30 years. The yellow areas mark years when the Year-over-Year Median List Price was negative.
- During the Great Recession (2007–2011): negative list prices led a peak-to-trough drop from a $530,000 median sales price down to $210,000.
- The Post-Pandemic Shift (2023–2025): a lighter version of the same pattern — but discounts haven’t been nearly as steep. Most owners today hold low fixed-rate mortgages or high equity, so they aren’t forced to accept low offers.
- Today: the YoY median list price for Destin condos sits at 0.0% change. It isn’t pulling up, but it isn’t dropping either. If you’re a buyer, seller, or investor, this is the one metric to monitor right now.

We’re sitting remarkably close to the long-term trend line — that, combined with flat list prices, tells me today’s market looks much more like a pause than the start of a significant drop.

Destin Houses
Looking at homes in Destin and Miramar Beach: values generally appreciate over time. During the Great Recession we saw a six-year pullback, followed by a lighter shift post-pandemic — and each time, price drops were preceded by negative YoY median list prices.
- What the numbers say now: last year, list price growth hit 0.0%. So far this year, sellers are listing 17.4% higher.
- The result: Destin home sellers are seeing the highest median sales price ever — $1,115,000.
- Median sales prices are up 20.5% YoY, and closed transaction volume is up 17.7% YoY. The momentum is showing higher prices as the trend.

Rather than focus on what happened six months ago, we’re watching whether median list prices begin moving meaningfully positive or negative — historically one of the earliest clues about where prices head next.

Bottom Line for Destin
Homes are showing continued price momentum — limited land means limited new supply, and prices could jump even higher once mortgage rates cool. Condos appear to be stabilizing, with associations investing in safety upgrades (SIRS) that create short-term friction but protect long-term value. Neither market resembles Great Recession conditions today — but that’s exactly why we keep tracking this indicator closely.
