Panama City Beach Real Estate: Sales Are Up, But Buyers Are Picky on Price

Panama City Beach has buyers. The question isn’t whether they’ll buy — it’s what price they’re willing to pay. Here’s what the numbers show, and what it means if you’re buying, selling, or holding.

Panama City Beach Condos

Condo transactions have skyrocketed over the summer:

  • May condo sales: up 20.5% year-over-year (vs. -17% the same month last year)
  • June condo sales: up 39.4% year-over-year (vs. -12.3% the same month last year)
  • July condo sales: up 55.2% year-over-year (vs. +19% the same month last year)
  • August condo sales: currently projected down 33.8% year-over-year (last year’s August started a multi-month up trend)

Panama City Beach Houses

Houses are showing a similar pattern:

  • May house sales: up 17.1% year-over-year
  • June house sales: up 14.7% year-over-year (vs. +10.5% the same month last year)
  • July house sales: up 27.2% year-over-year (vs. -20% the same month last year)
  • August house sales: currently projected down 18.5% year-over-year (vs. -15.6% the same month last year)

We saw a big jump in both condo and house sales in May, June, and July — but unlike some other markets, prices didn’t jump with them. That tells us buyers are willing to buy when prices make sense. Sellers who’ve adjusted to today’s market are getting their properties sold; those still holding out for pandemic-era prices are having a tougher time.

August is showing a pretty significant slowdown in both houses and condos. That’s likely seasonal, and one month doesn’t make a trend — not ready to draw any big conclusions from it yet, but it’s something we’re watching.
